All utilites are included in the lease rent price, including water, electric, and any maintenance fees you may incur while renting the property.
The tenant or lessee is responsible for paying a portion of or all of the common expenses related to real estate ownership, in addition to base rent.
The modified net lease is similar to a full service lease in that the rent can include any or all of the “nets”–property taxes, insurance, and CAMS. Utilities and janitorial services are typically excluded from the rent, and covered by the tenant. Tenants and landlords negotiate which “nets” are included in the base rental rate.
